Repairs and Operations: structure and responsibilities

Repairs and operations deliver repairs and maintenance to Camden council homes, void properties and temporary accommodations. We make sure repairs are carried out safely, efficiently and to a good standard. 

We provide a range of services to residents including: 

  • routine and emergency repairs 
  • damp and mould management  
  • major and complex repairs 
  • legal disrepair works 
  • fire risk assessment (FRA) works 
  • repairs for void properties and temporary accommodation 

We also manage mechanical and electrical (M and E) services, including: 

  • mechanical services, which cover gas, heating and hot water systems 
  • electrical services, which cover lifts, door entry systems, communal electrics, estate lighting, TV reception systems and roller shutters 

Repairs: what we do 

Responsive repairs  

Our work includes: 

  • arranging and completing routine repairs in council homes 
  • responding to emergency repairs 
  • planning and scheduling repair appointments 
  • managing repairs operatives and contractors 

Damp and mould 

Our work includes: 

  • responding to reports of damp and mould 
  • prioritising urgent cases 
  • arranging inspections and follow-on works 
  • monitoring cases through to completion 

Major, specialist and adapted repairs 

Our work includes: 

  • delivering major repairs and complex repairs 
  • carrying out specialist repairs and adaptations 
  • supporting repairs linked to new build and specialist properties 
  • using surveying and technical support to scope and manage complex jobs 

Legal disrepair 

Our work includes: 

  • managing legal disrepair cases 
  • coordinating surveys, evidence and repair works 
  • delivering works needed to resolve disrepair cases 

Voids and temporary accommodation repairs 

Our work includes: 

  • repairing and preparing empty homes so they can be used again 
  • delivering repair works in temporary accommodation 
  • supporting coordination of void works and property turnaround   

Mechanical and electrical services 

Our work includes: 

  • maintaining gas, domestic and district heating and water systems 
  • maintaining lifts and electrical systems across estates 
  • managing servicing, inspections and compliance works 
  • supporting the safe operation of communal systems and equipment
