Godwin and Crowndale Tenant Managed Co-operative Ltd

Godwin and Crowndale Tenant Management Co-operative is one of 5 tenant management organisations (TMOs) in Camden. It was set up in 1992.  

Godwin and Crowndale Tenant Management Co-operative is a resident-controlled organisation that manages and maintains 173 homes on our behalf. 

Membership 

Godwin and Crowndale Tenant Management Co-operative is run by residents, and membership is open to everyone who lives on the estate. 

Residents can buy a 20p share, which gives them the right to: 

  • attend general meetings 
  • vote on policies and decisions 
  • elect the management committee 
  • stand for election to the management committee 

The management committee is made up of 15 residents, who are elected every year by members. 

How the co-operative is run 

The management committee oversees the running of the estate. This includes: 

  • employing staff 
  • deciding how money is spent 
  • overseeing day-to-day repairs and services 

The committee meets every 6 weeks. 

The staff team 

A staff team is employed to manage day-to-day operations. The team includes a: 

  • part-time Estate Manager 
  • Housing Officer 
  • Housing Assistant 
  • full-time caretaker 
  • full-time caretaker and handyman 

The office is based on the estate and is the main point of contact for residents, whether in person or by phone. 

Community activities 

The co-operative’s fundraising subcommittee organises community events throughout the year. Past activities have included theatre trips, seaside visits and fun days. They continue to work with the TMC and residents to provide enjoyable events for the whole community. 

The co-operative's responsibilities 

Godwin and Crowndale Tenant Management Co-operative is responsible for: 

  • antisocial behaviour 
  • caretaking and estate cleaning 
  • gas servicing, heating and hot water system repairs and maintenance 
  • general tenancy and housing advice 
  • grounds maintenance 
  • responsive repairs, 
  • void management and lettings 

Our responsibilities 

We are responsible for: 

  • allocations  
  • complaints (stage 2)  
  • Entry phone system 
  • Fire Risk Assessments 
  • Heating and hot water supply 
  • Lift maintenance 
  • major works to the building 
  • planned preventative maintenance  
  • refuse collection 
  • rent and service charge calculation, collection, and arrears management 
  • reviewing right to buy applications
