Financial offer for non-resident leaseholders on redeveloped estates
If your estate is redeveloped and you do not live in your property, we will offer:
- the full market value of your property
- a basic loss payment
- a disturbance payment (where eligible)
These payments are set out in the Land Compensation Act 1973.
Basic loss payment
Non-resident leaseholders are entitled to a basic loss payment.
This is currently 7.5% of your property’s market value, subject to a maximum of £75,000. The amount is set by the Government and may change.
Disturbance payment
Disturbance payments for non-resident leaseholders are more limited than those for resident leaseholders.
They are intended to cover reasonable costs linked to buying another property in the UK. To qualify, you must buy another UK property within 12 months of us taking possession of your property. If you do not buy another UK property within this time, you will not be able to claim a disturbance payment.
