Abbey Road Community Housing Ltd

Abbey Road Community Housing Ltd is one of 5 tenant management organisations (TMOs) in Camden. It was set up in 1992. 

We remain the landlord, and residents continue to pay rent and service charges to us. 

What the TMO manages 

The TMO manages 270 properties across 5 blocks on the Abbey Road estate: 

  • Snowman House 
  • Casterbridge 
  • 151–159 Belsize Road 
  • 161–169 Belsize Road 
  • 171–179 Belsize Road 

How the TMO is run 

The TMO’s board is made up of residents who are elected by members of the management organisation. 

If you live in one of their blocks, they encourage you to become a member. Membership costs £1 and allows you to vote at meetings on issues that affect your home and your estate. 

Aims of the TMO 

The TMO aims to secure the support of members each year so they can continue to: 

  • provide safe and secure homes 
  • run projects and events that benefit residents 
  • grow their management committee to reflect the diverse community 
  • work with us to improve homes and the estate 
  • explore new and innovative ways to secure funding to modernise tenants’ homes 

TMO responsibilities  

The TMO is responsible for:  

  • caretaking and estate cleaning 
  • complaints (stage 1) 
  • dealing with antisocial behaviour and nuisance (up to legal action) 
  • general repairs and maintenance  
  • grounds maintenance 
  • lettings 
  • managing sheds and parking spaces  
  • managing empty properties and tenancy issues 
  • tenancy and estate management  

The TMO employs 3 office staff, 3 caretakers and has its own contractors for grounds maintenance and repairs. We aim to maintain a high standard of upkeep throughout the communal areas. 

Our responsibilities  

We are responsible for: 

  • allocations 
  • complaints (stage 2) 
  • entry phone system 
  • fire risk assessments 
  • heating and hot water supply 
  • lift maintenance 
  • major works to the building 
  • planned preventative maintenance 
  • refuse collection 
  • rent and service charge calculation, collection, and arrears management  
  • reviewing Right to Buy applications
